Flex and Industrial Property

As the economy continues to rebound in Southern California, industrial properties have seen a spike in valuations and the availability of buildable industrial sites has deminished. The transportation corridors along the 60 and 215 freeways have seen the most growth with industrial property valuations in the $15 per foot range. Tilt-up construction costs remain reasonable; and steady. Most of the new construction is large user type; with buildings mostly over 100,000 sq feet. Meeting the market demand for the large user has left the small user struggling to find desirable locations and availability. The small to medium size industrial user needs are currently un-met in the Riverside County area. This is even more pronounced in the Hemet/San Jacinto market where there has not been any new significantindustrial/flex construction since the 2009 downturn.
